These Property Listing Rules establish the requirements for publishing, maintaining, promoting, and removing property listings on KIYRAY.

They form part of the KIYRAY Terms and Conditions.

1. Authorized Listings Only

You may list a property only if you:

Own it; or
Have authorization from the owner; or
Are legally authorized to market it.

2. Required Information

Listings should provide accurate information concerning:

Property type;
Location;
Price;
Sale or rental status;
Property size;
Number of bedrooms where applicable;
Number of bathrooms where applicable;
Amenities;
Availability;
Property condition;
Relevant restrictions;
Contact information.

3. Accurate Prices

The advertised price must be genuine and current.

Users must not publish artificially low prices solely to attract inquiries and then disclose a materially different price.

Any additional mandatory fees should be disclosed where applicable.

4. Accurate Locations

Listings must identify the property location accurately.

Users must not intentionally place a property in another neighborhood, city, or area solely to obtain additional visibility.

5. Photos and Videos

Images and videos must accurately represent the advertised property.

Users must not:

Use another property’s photographs;
Use stolen images;
Misrepresent an old photograph as current;
Digitally manipulate images in a materially misleading manner;
Use unrelated luxury-property photographs;
Use government or third-party documents without authorization.

Reasonable image enhancement is permitted provided it does not materially misrepresent the property.

6. Duplicate Listings

Duplicate listings are generally prohibited.

Exceptions may apply where the same property is legitimately offered through different authorized arrangements and KIYRAY permits those listings.

7. Sold or Rented Properties

A property that has been sold, rented, withdrawn, or is otherwise unavailable must be updated or removed promptly.

KIYRAY may automatically expire listings after a specified period.

8. Development Projects

Developers must accurately disclose, where applicable:

Developer identity;
Project name;
Project location;
Development status;
Expected completion information;
Unit types;
Prices;
Payment terms;
Applicable approvals or qualifications where relevant.

Marketing material must not imply government approval, certification, ownership, financing, or endorsement unless such approval or relationship actually exists.

9. Land Listings

Land listings must accurately describe the nature of the interest being offered.

Users must not misrepresent:

Ownership;
Leasehold or other rights;
Boundaries;
Size;
Permitted use;
Development rights;
Government approval;
Registration status.

10. Commercial Properties

Commercial listings must accurately describe the property and any material restrictions known to the advertiser.

11. Rental Listings

Rental listings should disclose material rental terms, including where applicable:

Monthly rent;
Deposit;
Lease duration;
Utilities;
Furnishing;
Parking;
Availability date;
Additional fees.

12. Prohibited Listings

KIYRAY may reject or remove listings involving:

Fraudulent property claims;
Unauthorized property;
Stolen content;
Fake documents;
Illegal activities;
Money-laundering schemes;
Fake investment opportunities;
Misleading guaranteed-return schemes;
Impersonation;
Materially deceptive advertising.

13. Discriminatory Listings

Listings must comply with applicable anti-discrimination laws.

Advertisers must not publish unlawful restrictions concerning prospective buyers or tenants.

14. Personal Information

Listings must not publicly disclose unnecessary sensitive personal information.

Do not publish:

Identification numbers;
Passwords;
Bank credentials;
Private financial information;
Sensitive personal documents.

15. Contact Information

Contact information must belong to the advertiser or an authorized representative.

Users must not publish another person’s telephone number or contact information without authorization.

16. Listing Verification

KIYRAY may request supporting documentation.

A “verified” designation means only that KIYRAY performed the verification described for that designation.

It does not guarantee:

Legal title;
Property condition;
Market value;
Future availability;
Transaction completion.

17. Listing Ranking

KIYRAY may rank listings based on factors such as:

Relevance;
Location;
Listing quality;
Freshness;
User preferences;
Availability;
Paid promotional placement;
Other Platform factors.

Paid placement does not necessarily mean that a property is legally verified or endorsed.

18. AI and Automated Tools

KIYRAY may use automated systems or artificial intelligence to:

Detect duplicate listings;
Detect suspicious content;
Improve search;
Categorize listings;
Recommend properties;
Moderate content;
Detect potential fraud.

Automated systems may make mistakes. KIYRAY may review or correct automated decisions where appropriate.

19. Enforcement

KIYRAY may:

Reject a listing;
Request corrections;
Temporarily hide a listing;
Remove a listing;
Restrict an account;
Suspend an account;
Permanently terminate an account.

20. Appeals

Where available, users may contact KIYRAY to request review of a listing removal or account restriction.

KIYRAY may request additional information before restoring a listing.

21. Listing Agreement

By submitting a listing, you confirm that:

“I have the authority to advertise this property, the information I have provided is accurate to the best of my knowledge, and I agree to KIYRAY’s Terms and Conditions and Property Listing Rules.”
